Our client is seeking a Licensed Community Association Manager (CAM) in Hartford County to oversee a portfolio of condominium and homeowner association properties. This individual will serve as the primary point of contact for Managing Director and residents, ensuring each community is professionally managed, financially sound, and well maintained.

This is a high-visibility role requiring strong relationship management, financial oversight, and operational execution across multiple properties.

Key Responsibilities

  • Manage approximately 1,000 units at condominium and HOA properties, ensuring smooth day-to-day operations

  • Serve as the primary liaison to Boards of Directors, providing guidance, updates, and meeting support

  • Respond to resident inquiries and resolve issues related to maintenance, policies, and community concerns

  • Coordinate maintenance activities by working with internal staff and third-party vendors

  • Solicit bids, evaluate proposals, and oversee vendor and contractor performance

  • Develop and manage annual budgets; track financial performance and present reports to Boards

  • Monitor contracts, control expenses, and ensure compliance with agreements and regulations

  • Partner with accounting to manage assessments, delinquencies, and financial reporting

  • Conduct regular property inspections to ensure quality standards and compliance are maintained

  • Maintain and enforce governing documents including bylaws, rules, and regulations

  • Handle emergency situations and after-hours issues as needed

Qualifications

  • Active CAM (Community Association Manager) license required; CMCA required

  • 2+ years of condominium or HOA property management experience

  • Direct experience working with Managing Director

  • Strong financial acumen, including budgeting and financial reporting

  • Excellent communication and customer service skills

  • Highly organized with the ability to manage multiple properties and priorities

  • Proficient in Microsoft Office and property management systems

  • Valid driver’s license and reliable transportation

Preferred Background

  • Bachelor’s degree or equivalent experience

  • Experience managing multiple buildings or mid-sized portfolios

Compensation

  • Salary range: $80,000+, commensurate with experience

  • Full-time position
