Position Overview
We are seeking an experienced Real Estate Legal Specialist to support a sophisticated commercial real estate practice. This position will play an integral role in commercial real estate transactions, with a particular focus on title, survey, zoning, due diligence, and transaction coordination.
The ideal candidate will have 6+ years of transactional commercial real estate experience within a large or mid-sized law firm and extensive experience reviewing title commitments, ALTA/NSPS surveys, and zoning materials.
Responsibilities

Conduct comprehensive title and survey reviews for commercial real estate transactions, including title insurance commitments and ALTA/NSPS Land Title Surveys.

Prepare detailed title and survey summaries, document abstracts, and other due diligence materials.

Work with title companies, surveyors, and zoning companies to negotiate and finalize title insurance policy pro formas, surveys, and zoning analysis reports.

Draft title objection and response letters, conveyance documents, estoppel certificates, subordination agreements, releases, memoranda, notices, and other title clearance documents.

Coordinate and advise on title clearance and curative matters while managing transaction deadlines.

Prepare and review commercial leases and lease amendments.

Assist with commercial real estate acquisitions, dispositions, financing and loan transactions, joint ventures, ground leases, and development transactions.

Coordinate the execution and recording of real estate documents.

Maintain closing binders, post-closing documentation, and outstanding title clearance items.

Collaborate closely with attorneys, clients, and other members of the real estate practice.

Assist with mentoring and supporting junior paralegals and attorneys as needed.

Utilize legal technology and AI platforms to support due diligence, document review, transaction management, workflow efficiency, and knowledge sharing.

Accurately record billable time with detailed narratives in accordance with established time-entry requirements.

Assist with additional real estate transactional matters as needed.
Qualifications

Bachelor’s degree required.

6+ years of transactional experience, primarily within a commercial real estate practice at a large or mid-sized law firm.

Strong title, survey, and zoning review experience required.

Experience with sophisticated commercial real estate transactions, including acquisitions, dispositions, financing, leasing, and development.

Knowledge of ALTA title insurance standards and NSPS survey standards.

Strong drafting, written communication, and verbal communication skills.

Excellent organizational skills and attention to detail.

Ability to independently manage multiple transactions, priorities, and deadlines.

Experience working in a billable-hour environment.

Ability to collaborate effectively with attorneys, paralegals, clients, and external vendors.

Proficiency with Microsoft Word, Outlook, Excel, and PowerPoint.

Experience with legal AI and transaction-management platforms is a plus.

Flexibility to work additional hours, including occasional evenings or weekends, when required by transaction deadlines.
