Maintenance Technician
An established and well?respected property management company is seeking a full-time Maintenance Technician to support its residential communities and provide high-quality customer service to residents. In this front-line role, you’ll handle service requests, perform repairs and preventive maintenance, and work closely with the maintenance team and vendors to keep buildings safe, functional, and attractive.
Pay: $26–$30 per hour, plus overtime when on-call
Schedule: 40 hours/week, plus rotating after-hours on-call (typically every six weeks, may vary)
Reports to: Maintenance Manager
Status: Non-exempt (overtime eligible)
What you’ll do
Complete maintenance and repairs on electrical, plumbing, HVAC, appliances, and other building systems.
Repair and maintain stairs, gates, fences, patios, railings, doors, windows, cabinets, locks, security systems, roofing, gutters, and interior/exterior lighting.
Perform light carpentry, drywall, painting, and basic janitorial/grounds tasks such as trash and debris removal.
Turn apartments for new residents using established checklists.
Follow maintenance policies and work order procedures, including inspections, safety requirements, and inventory controls.
Use company-provided smartphone/tablet and maintenance software to complete work orders, reports, and logs.
Report accidents, safety concerns, and emergencies promptly.
Tools, equipment, and safety
Wear required PPE: back support belt, goggles, gloves, mask, and other task-specific safety gear.
Use hand tools (wrenches, hammers, saws, snips, posthole diggers) and power tools (grinders, sanders, drills, saws).
Operate lifting aids (dollies, hand trucks, ladders, jacks, hoists) and mechanical equipment (motors, pumps, compressors, electric/manual augers).
Work with maintenance software and related technology (smartphone, tablet, computer).
Physical and job requirements
Be on your feet and physically active for most of the day (approximately 66–100%).
Frequently bend, stoop, squat, climb, push, and pull while performing tasks.
Lift and carry: 1–25 lbs (constant), 25–75 lbs (frequent), and 75–150 lbs (occasional, team lift); weights over 150 lbs are rare and always team-assisted.
Frequently travel locally between properties in a company vehicle.
Hold a valid driver’s license with a clean driving record.
