RESPONSIBILITIES
The Accounting & Systems Analyst plays a critical role in bridging accounting and operations by supporting core financial processes and enhancing systems efficiency. This position combines hands-on accounting for a select portfolio of properties with portfolio-wide financial analysis, budgeting, and reporting. As the analyst develops, they will take on increased responsibility for evaluating asset performance, implementing system improvements, and streamlining processes.
· Prepare monthly financial statements for assigned properties.
· Perform monthly variance analysis against budget, identifying drivers of favorable and unfavorable results; collaborating with Accountants, Property Managers, and Regional Managers.
· Support annual budget preparation, including utility consumption and rate analysis, and expense trend reviews.
· Prepare ad hoc reports such as overtime analysis, year-over-year comparisons, and unit turnover analysis.
· Assist in gathering and uploading audit documentation for external auditors.
· Prepare, maintain and track Replacement Reserve Draw requests; establish standard operating procedures.
· Provide operational and system support for budgets and financial reporting.
· Coordinate system upgrades and implement enhancements as familiarity with accounting processes grows.
· Identify opportunities to improve data integrity, reporting efficiency, and workflow automation.
REQUIREMENTS
· Bachelor’s degree in Accounting, Finance, or related field.
· 3+ years of relevant experience in accounting, finance, or a similar role; real estate industry experience preferred.
· Requires knowledge of financial terms, concepts and accounting principles with ability to comprehend, analyze, interpret and extract data from various sources.
· Advanced excel skills, including PivotTables, Power Query, INDEX/MATCH, XLOOKUP, dynamic arrays, and advanced formulas (nested logic functions) for complex data analysis and automation.
· Familiarity with accounting & property management systems (RealPage) preferred.
· Excellent verbal and written communication skills
