Description:
HYBRID ROLE Working from both a home-based office, and remote field location(s) under the general supervision of the company Director of Ancillary Services. The District Service Manager (DSM) is responsible for managing service teams while providing direction and oversight for all ancillary service vendors (or employees) within the area of responsibility. The DSM will ensure client satisfaction through conscientious selection and oversight of the service vendors who perform the necessary services (i.e. bulk waste collection and roll-off dumpster service), providing unparalleled customer service to property managers, maintenance personnel, and internal customers, while ensuring efficient operations management.
Client Service and Support
Maintain cooperative working relationships and frequent communication with property managers while providing response to questions and concerns.
New community rollouts: Orient property management staff on Impact Trash Solutions services prior to start date (as needed).
Provide on-call support to service vendors and communities.
Inspect properties regularly for vendor compliance.
Support Sales team members with equivalent response, including attending sales meetings for updates, training and new market roll out information.
Assist in driving selling efforts in existing and new markets to ensure overall sales goal achievement.
Operations Management
Control operations budget, resources, and expenses.
Complete, process and submit service vendor contracts and payment data.
Document all activities for assigned properties in customer service databases (Zoho CRM, Field Service Management Software, CollectConnect, QuickBooks).
Quote, modify, update, and manage pricing compliance for Ancillary Services.
Complete required administrative functions and reports for management.

Service Vendor Management
Forecast need for service vendors based on growth or geographic expansion.
Select, determine fit, and orient new vendors to service apartment communities within the area of responsibility.
Negotiate with and administer a contract between Impact Trash Solutions and vendor(s).
Ensure contract compliance and performance outcomes.
Set clear expectations and monitor performance. (KPI/SLA creation and tracking)
Resolve vendor challenges as needed.
Cancellation of service vendor contracts as needed.
Comply with and guide on all safety policies and procedures. (as needed)
Collect and Monitor vendor credentials and insurance.

Requirements:
QUALIFICATIONS
2+ years demonstrated experience in a leadership/management role required.
Working knowledge of basic personnel policies including selection, interviewing, hiring, orienting, terminating, and monitoring/evaluating compliance with service expectations and safety procedures required.
Working knowledge of operations, including budget management required.
Customer service experience required.
Strong oral and written communication skills.
Ability to effectively present information and promptly respond to questions from service vendors, clients and internal customers.
Basic knowledge of Excel, Word, Google, CRM, FSM Platform(s) and virtual meeting platforms.
Experience with CRM / QuickBooks / FSM software strongly preferred.
Experience operating, servicing or managing multiple locations strongly preferred.
Experience with multiple vendors/independent contractors strongly preferred.
Experience working independently with minimal supervision is strongly preferred.
Strong interpersonal skills including ability to establish rapport, respond immediately to service issues and effectively negotiate as needed with vendors as needed.
Ability to coordinate efforts and set priorities which accurately reflect the relative importance of job responsibilities.
Ability to perform effectively in environments with frequent workload changes and competing demands.

Special conditions of employment
Valid DL and good driving record.

Ability to operate a motor vehicle and drive for periods of time.
Flexibility to work and/or be on call during irregular hours depending on business needs.

Ability to climb stairs, walk distances, and be exposed to disagreeable odors.
Ability to occasionally lift up to 50lbs.
Min of HS diploma, associate's degree preferred.
