Overview:
The Director of Investments is part of the NFI Real Estate leadership team responsible for managing and overseeing the real estate investment activities of the organization.
This position will utilize a comprehensive understanding of real estate markets, investment analysis, and financial management best practices when partnering with the leadership team and Investment Committee on activities focused on acquisitions, redevelopment, developments, financing, asset management and investment reporting to help grow and manage a national real estate platform. This position will report to the Chief Investment Officer.
Responsibilities:
- Build and maintain relationships with external stakeholders, including investors, lenders, brokers, and developers, to source potential investment opportunities and negotiate favorable terms. Collaborate with internal teams, such as legal, finance, and construction, to execute investment activities.
- Collaborate to develop and implement NFI’s real estate investment strategies and plans in alignment with the company's overall objectives. Identify and evaluate investment opportunities that align with the NFI’s risk tolerance, growth targets, and investment criteria.
- Ownership of the end-to-end investment process, including negotiating contracts, structuring deals, securing financing, and coordinating due diligence activities. Oversee the performance of the portfolio, monitors market trends, and implements strategies to optimize investment returns.
- Identify and assess potential risks associated with real estate investments and develop risk mitigation strategies. Monitor and manage portfolio risks, including market fluctuations, regulatory changes, and operational risks, to ensure the long-term viability and profitability of the portfolio.
- Manage a team to conduct detailed financial analysis, feasibility studies, and due diligence to evaluate potential real estate investments. Assess market conditions, conduct property valuations, analyze cash flow projections, and assess potential risks and returns to make informed investment decisions.
- Lead and develop a team in the preparation of investment performance reports, financial analysis, and presentations for senior management. Communicate investment strategies, progress, and updates to internal and external stakeholders effectively.
- Consistently reviews and informs the team regarding market trends, economic indicators, and emerging opportunities in the real estate sector.
- Conduct market research and analysis to identify potential investment avenues and market dynamics that may impact investment strategies.
- Provide general support to other operating divisions of the Company as needed
Qualifications:
- Bachelor’s degree from an accredited college/university, preferably in a related field such as Business Administration, Finance, Accounting, Real Estate or other closely-related field.
- Certifications such as Certified Commercial Investment Member (CCIM), or Certified Real Estate Investment Manager (CREIM) are valued.
- 7-10 years of practical working experience in real estate investment, with a proven track record of successful investment deals.
- Knowledge of commercial real estate finance, investment analysis, valuation techniques, and market dynamics.
- Experience in commercial real estate, commercial real estate asset management, private equity, or investment banking is highly desirable.
- Strong leadership skills, with the ability to inspire and motivate a team, set strategic direction, and drive results.
- Excellent financial acumen and analytical skills, with proficiency in financial modeling, investment analysis, and valuation techniques specific to real estate investments. Knowledge of real estate investment tools, software, and platforms used for financial analysis and portfolio management.
- Ability to comprehend, analyze, interpret and create real estate documents including, but not limited to LOIs, RFPs, property offering memorandums, market reports and tenant leases. Geospatial analysis is a plus.
- Strong oral and written communications are required with demonstrated interpersonal skills and ability to interact both internally with other Company members, and externally with tenants, contractors, architects, consultants and other project team members.
- Excellent negotiation, communication, and presentation skills to engage with internal and external stakeholders.
- In-depth knowledge of relevant regulations and compliance requirements in the commercial real estate sector.
- Computer proficient skills with strong experience in spreadsheet preparation and a working knowledge of all Microsoft Office Products, including Excel, Word, PowerPoint and Project, Adobe.
Other:
- Ability to work beyond traditional business hours based on business demand and in order to meet Company goals and objectives.
- Travel, nights and weekends will be required 25% of the time and will be driven by transaction volume and activity.
